How much does a letting agent charge in Glasgow?

At Hoose & Key, full management is 10% of monthly rent plus a £249 marketing fee per property, or 8% plus £199 for portfolios of three or more. Tenant Find only is a one-off fee of one month's rent. Every fee is agreed in writing before you sign, with no upfront charges and no lengthy contracts.

How much does it cost to sell a house in Glasgow?

Our selling fee is a fixed £899 for properties up to £180,000, or 0.5% of the achieved selling price above that, payable only when your home completes. Marketing packages are chosen and priced separately, so you only pay for the exposure your home needs. Right now, our first fifteen sellers get an introductory £449 fixed fee, or 0.25% of the sold price achieved over £180,000.

Why is there a fixed fee under £180,000 and a percentage above?

Below £180,000, a percentage would be too small to market a home properly, so we charge a simple fixed fee and give every home the same full service. Above £180,000 we charge 0.5%, which keeps our goal identical to yours - the higher the price we achieve, the better for both of us.

Do tenants need a cash deposit to rent?

Not necessarily. Through Reposit, tenants can pay a small one-off fee instead of a large cash deposit, while the landlord receives up to eight weeks of cover - 60% more than the cash deposit cap. A traditional cash deposit, protected with Safe Deposits Scotland, is always offered too.

What are a landlord's legal responsibilities in Scotland?

Scottish landlords must register with their council, use a Private Residential Tenancy agreement, protect any deposit in an approved scheme, and keep the property safe and compliant - including a valid EICR, Gas Safety certificate, EPC, Legionella risk assessment and interlinked smoke and heat alarms. Hoose & Key manages all of this end to end for the life of the tenancy.

How long does it take to let a property in Glasgow?

Well-presented Glasgow properties priced to the market typically let within around 14 days. We remarket the day a tenant gives notice and handle referencing and tenancy setup quickly, to keep void periods to a minimum.
